Last updated: March 12, 2026
1. General Provisions
1.1. These General Terms and Conditions (hereinafter "Terms") govern the mutual rights and obligations between Moje nájmy s.r.o., with registered office at V háji 1092/15, Holešovice, 170 00 Prague 7, Company ID: 296 98 634, registered in the Commercial Register maintained by the Municipal Court in Prague, Section C, Insert 450964 (hereinafter "Provider"), and natural or legal persons using the Grento platform (hereinafter "User").
1.2. These Terms are an integral part of every agreement entered into between the Provider and the User and apply to all services provided through the Grento platform. By registering, logging in, or otherwise using the Platform, the User expresses unconditional consent to these Terms in their current version.
1.3. The Provider provides the Platform as a service (Software as a Service - SaaS). The User acknowledges that the Platform operates in a cloud environment and access to it requires a functional internet connection on the User's side.
2. Definitions
- Platform: the Grento web application available at www.grento.ai and its subdomains, including all its modules, features, and interfaces (API).
- Services: all functions, tools, and services provided through the Platform, including property management, analytics, AI features, Marketplace, document generation, and others.

3. Contract Formation and Registration
3.1. The agreement between the Provider and the User is formed upon completion of User Account registration, either by filling out the registration form or by logging in through a third-party service (Google). The User will receive registration confirmation at the provided email address.
3.2. The User is obliged to provide truthful, accurate, and complete information during registration, particularly name, surname, valid email address, and in the case of a business entity, also the company name, ID number, and registered office. The User is obliged to keep this information up to date.
3.3. The User is fully responsible for securing their login credentials (password) and for all activity performed under their account. The User must not share login credentials with third parties, except for authorized members of their Organization with appropriate roles and permissions.
3.4. The Provider reserves the right to refuse registration, suspend, or cancel a User Account if (a) the User provides false information, (b) the User violates these Terms, (c) there is reasonable suspicion of account misuse, or (d) the User fails to pay outstanding receivables even after an additional deadline.
3.5. One User may have a maximum of one User Account unless the Provider expressly approves otherwise. Creating multiple accounts to circumvent Plan limits is considered a material breach of these Terms.
4. Plans, Pricing, and Payment Terms
4.1. The Platform is available in several Plans with different feature scopes and limits. The free plan (Free) allows management of one property with limited features. Paid plans (Starter, Growth, Business, Enterprise) extend limits and unlock advanced features. Each higher plan includes all features of lower plans (cumulative model). Current pricing and plan comparison is always available at grento.ai/cenik.
4.2. Prices for paid Plans are listed on the Platform website and may be charged monthly or annually (with an annual discount), at the User's choice. All prices are listed without VAT unless expressly stated otherwise. VAT will be added at the statutory rate.
4.3. Payments are processed through the Stripe payment gateway. The User agrees to the terms of the payment processor (Stripe, Inc.). The Provider does not store payment card details - these are processed exclusively by Stripe in accordance with PCI DSS standards.
4.4. The subscription automatically renews at the end of each Subscription Period unless the User cancels automatic renewal at least 24 hours before the end of the current period. Canceling automatic renewal does not affect the remaining days of the current Subscription Period.
4.5. The Provider will issue a tax document (invoice) in electronic form for each payment, which will be made available to the User in the Settings section of the Platform and sent to the User's email address.
4.6. In case of late payment, the Provider is entitled to limit or suspend the User's access to paid features after 7 calendar days from the due date. Properties exceeding the free plan limit will be deactivated (not deleted) - all data (properties, tenants, contracts, payments, documents) is preserved and will be accessible again upon subscription renewal. This does not affect the User's right to access their data and export it (see Article 14).
5. Scope of Services
5.1. The Platform enables Users, within the scope of the selected Plan, to:
5.2. The specific scope of features and limits (number of properties, tenants, storage, API calls, etc.) vary by selected Plan and are listed in the current pricing.
- Record and manage property portfolios, units, apartments, and commercial spaces
- Manage tenants, lease contracts with automatic payment schedule generation and payment tracking
- Track and categorize income and expenses, including HOA costs, service charge advances, and settlements
- Generate documents (contracts, payment schedules, registration sheets, tax summaries, service settlements)
- Send automatic payment reminders and communicate with tenants via email
- Financial analytics, reports, property benchmarking, and cash-flow simulations
- AI-powered features (market rent estimates, personal AI assistant, document analysis, portfolio monitoring)
- Document storage, Google Drive integration, data import from bank statements and cadastral records
5.3. The Provider reserves the right to expand, modify, or discontinue individual Platform features. Users will be notified of material changes at least 30 days in advance. Discontinuation of a feature that is a key component of a paid Plan entitles the User to extraordinary termination under Article 14.
6. AI Features - Special Terms
6.1. The Platform uses artificial intelligence (AI) technologies to provide market rent estimates, document analysis (PDF, images), proactive portfolio monitoring, action suggestion generation, and other predictive features. The User acknowledges that AI feature outputs are informational and advisory in nature and do not replace professional advice (legal, tax, real estate, technical).
6.2. The Provider does not guarantee the accuracy, completeness, or timeliness of AI feature outputs. Market rent estimates are based on statistical models and publicly available data and may differ from actual market prices. The User is obliged to critically evaluate AI outputs and bears full responsibility for decisions made based on them.
6.3. The AI assistant (Personal AI Assistant) may, based on the configured autonomy level, perform actions automatically (e.g., sending reminders, creating calendar events). The User is responsible for configuring the autonomy level and for reviewing automatically performed actions. The Provider is not liable for damages caused by automated actions that the User configured or approved.
6.4. Data entered by the User may be processed by third-party providers (particularly OpenAI) for the purpose of providing AI features. The Provider ensures that this data is processed in accordance with GDPR and is used exclusively for immediate request processing, not for AI model training.
6.5. The Provider reserves the right to change, upgrade, or replace AI models and algorithms used within the Platform without prior notice, provided this does not result in a material decrease in Service quality.
7. Marketplace - Special Terms
7.1. The Marketplace is a Platform module that allows Users to create vendor profiles, offer services, respond to requests, and communicate with other Users. The Provider acts exclusively as an intermediary - it is not a party to business relationships entered into between Users through the Marketplace.
7.2. A User offering services through the Marketplace is responsible for the truthfulness and completeness of information in their profile and offers. The Provider does not verify qualifications, insurance, authorizations, or creditworthiness of vendors.
7.3. The Provider is not liable for the quality, scope, deadlines, or price of services provided between Users through the Marketplace. All complaints, damage claims, and disputes arising from Marketplace transactions are resolved between the affected Users.
7.4. The Provider reserves the right to remove profiles, offers, or requests that violate these Terms, applicable laws, or that are clearly misleading, fraudulent, or infringing on third-party rights.
7.5. Marketplace Users must not circumvent the Platform by moving communication and business relationships outside of it in order to avoid Marketplace terms and rules.
8. Enterprise API - Special Terms
8.1. The Enterprise API is a programming interface available exclusively for Users with the Enterprise plan. It enables automated integration of the Platform with external systems (ERP, accounting software, custom applications) through a REST API.
8.2. API access is protected by API keys (mn_ prefix) generated in the Platform settings. A User may have a maximum of 10 active API keys. The User is obliged to keep API keys secure and not disclose them to unauthorized persons. In case of key compromise, the User must immediately deactivate it.
8.3. API usage is limited to 60 requests per minute (rate limiting). Exceeding the limit results in temporary rejection of further requests. Systematic attempts to circumvent rate limits are considered a violation of these Terms.
8.4. The Provider reserves the right to modify the API interface. Users will be notified of non-backward-compatible changes (breaking changes) at least 90 days in advance.
8.5. The User must not use the API for bulk data downloading (scraping), creating competitive products, or any other purpose inconsistent with these Terms or good practices.
9. User Obligations
9.1. The User agrees to:
- Use the Platform exclusively in accordance with applicable laws of the Czech Republic and the European Union, particularly the Civil Code, the Personal Data Protection Act, and GDPR
- Not upload content that is illegal, infringes third-party rights, is discriminatory, threatening, pornographic, or otherwise objectionable
- Not attempt unauthorized access to the system, other Users' data, source code, or Platform infrastructure
- Not disrupt the operation, stability, or security of the Platform (DDoS attacks, SQL injection, brute-force attempts, etc.)
- Not misuse the Platform for purposes for which it is not intended, particularly for money laundering, fraudulent schemes, or other illegal activities
- Not reverse engineer, decompile, or deobfuscate the Platform source code
- Not resell, sublicense, or otherwise commercially distribute access to the Platform without the Provider's written consent
- Comply with fair use rules - the User must not excessively burden system resources beyond normal usage (automated bulk imports, scripted operations outside the API, etc.)
9.2. The User is responsible for all User Content uploaded to the Platform and warrants that they have the appropriate rights to upload and process it (particularly data subject consent under GDPR, where relevant).
9.3. Violation of obligations in this article entitles the Provider to immediately suspend or cancel the User Account without entitlement to a subscription refund. This does not affect the Provider's right to claim damages.
10. Intellectual Property and Licensing
10.1. The Platform, including its source code, design, graphics, user interface, algorithms, database structure, documentation, and the "Grento" trade name, is protected by copyright and other intellectual property rights of the Provider. All rights not expressly granted by these Terms are reserved by the Provider.
10.2. Upon registration, the User receives a non-exclusive, non-transferable, non-sublicensable, geographically unlimited license to use the Platform within the scope of the selected Plan for the duration of the contractual relationship. The license is limited to the User's internal business needs and management of their property portfolio.
10.3. User Content uploaded by the User remains the User's property. The User grants the Provider a non-exclusive, time-unlimited license to process User Content to the extent necessary for providing the Services (storage, display, backup, AI feature processing, report generation). The Provider undertakes not to use User Content for any purpose other than providing Services to the given User.
10.4. The User must not copy, reproduce, distribute, or create derivative works from the Platform or its components. This restriction does not apply to data and documents exported by the User in the course of normal Platform usage.
11. Personal Data Protection and Data Processing Agreement
11.1. The Provider processes personal data of Users (registration data, login data, technical data) as a controller within the meaning of Regulation (EU) 2016/679 (GDPR) and Act No. 110/2019 Coll. Details on User personal data processing are provided in a separate Privacy Policy available at grento.ai/ochrana-osobnich-udaju.
11.2. To the extent that the User enters personal data of third parties (tenants, owners, suppliers) into the Platform, the User acts as the controller of such personal data and the Provider acts as the processor. For this purpose, the parties enter into a data processing agreement, the essential elements of which are contained in this article.
11.3. The Provider as processor processes personal data exclusively on the basis of documented instructions from the User (controller) for the purpose of providing Services under these Terms. Processed data categories include: tenant identification data (name, surname, date of birth, national ID number), contact data (email, phone, address), financial data (payments, debts, bank details), and contractual data (lease contract data).
11.4. The Provider has implemented appropriate technical and organizational measures to secure personal data, including: data encryption in transit (TLS/SSL), password hashing (bcrypt), role-based access control (RBAC), regular backups, security event monitoring, and physical security of server infrastructure.
11.5. The Provider is authorized to engage additional processors (sub-processors) in the processing, particularly hosting service providers (Neon - PostgreSQL), AI service providers (OpenAI), payment gateway (Stripe), and email service providers. The current list of sub-processors is available to the User upon request.
11.6. The User is responsible for ensuring that the processing of personal data of tenants and other third parties within the Platform is based on a valid legal basis (contract performance, legitimate interest, consent) and that the information obligations towards data subjects under Articles 13 and 14 of GDPR are fulfilled.
12. Service Availability (SLA)
12.1. The Provider makes commercially reasonable efforts to ensure Platform availability of 99.5% measured per calendar month (Service Level Agreement - SLA). Planned outages, force majeure events, and unavailability caused by third parties are excluded from the availability calculation.
12.2. Planned outages for maintenance, updates, or migration will be announced at least 48 hours in advance through Platform notifications and/or email. Planned outages will preferably be performed outside main business hours (22:00-06:00 CET/CEST).
12.3. The Provider operates an automatic data backup system. Backups are created at least once daily and retained for a minimum of 30 days. In case of a major failure, the Provider is prepared to restore data from backup within a reasonable time.
12.4. If the guaranteed availability is not met (below 99.5% in a calendar month, after deducting planned outages), the User with a paid Plan is entitled to compensation in the form of a credit equal to the proportional share of the monthly subscription for the downtime period, up to a maximum of 30% of the monthly subscription. The claim is conditional on written submission within 15 days of the end of the relevant calendar month.
13. Liability and Limitation of Liability
13.1. The Platform is provided "as is" and "as available." The Provider does not guarantee that the Platform will meet all specific User requirements, be error-free, or uninterrupted.
13.2. The Provider is not liable for indirect, consequential, or incidental damages, including lost profits, loss of business opportunities, reputational damage, data loss (beyond the backup obligation under Article 12.3), damages caused by decisions made based on AI feature outputs, or damages arising from transactions concluded through the Marketplace.
13.3. The Provider's total cumulative liability for damages arising in connection with Platform usage is in any case limited to the amount actually paid by the User for Services in the last 12 calendar months preceding the occurrence of the damaging event, up to a maximum of CZK 100,000. This limitation does not apply to damages caused intentionally or through gross negligence.
13.4. The Provider is not liable for damages caused by unavailability or malfunction of third-party services to which the Platform refers or with which it is integrated (banking APIs, cadastres, price maps, Google services, OpenAI, etc.).
13.5. The Provider is not liable for the tax, legal, or regulatory correctness of documents generated by the Platform. Generated documents (contracts, tax summaries, registration sheets, settlements) serve as tools and templates - the User is responsible for verifying their correctness, particularly in relation to current legislation.
13.6. The User agrees to indemnify the Provider against all claims, damages, fines, and costs (including reasonable legal representation costs) incurred by the Provider as a result of the User's violation of these Terms, the User's violation of laws, or third-party claims related to User Content.
14. Contract Termination and Account Closure
14.1. A User with a free Plan may cancel their account at any time through the Settings section of the Platform or by sending a request to info@mojenajmy.cz.
14.2. A User with a paid Plan may terminate the subscription at the end of the current Subscription Period by canceling automatic renewal. Until the end of the paid period, the User has full access to paid features. After the subscription expires, the account is automatically converted to the free Plan. All User data (properties, tenants, contracts, payments, documents, history) is preserved. Properties exceeding the free plan limit will be deactivated, not deleted, and will be accessible again upon subscription renewal.
14.3. The Provider is entitled to immediately terminate the agreement (close the account) in case of material breach of these Terms by the User, particularly in cases specified in Article 9.3. The User will be notified by email with the reason stated.
14.4. After termination (for any reason), the User has 30 calendar days to export their data through the Platform's export functions (CSV, PDF, DOCX). After this period, User data will be irreversibly deleted, except for data whose retention is required by law (accounting and tax documents).
14.5. In case of paid Plan termination by the Provider without the User's fault (e.g., Platform shutdown), the User is entitled to a proportional refund of the subscription for the unused period.
14.6. Provisions of these Terms that by their nature are intended to survive contract termination (particularly articles on intellectual property, liability, data protection, and indemnification) remain in effect after the termination of the contractual relationship.
15. Complaints and Dispute Resolution
15.1. The User may submit complaints about Service defects or grievances by email to info@mojenajmy.cz or through the contact form at grento.ai/kontakt. The complaint should include a description of the defect, the date of discovery, and the requested resolution.
15.2. The Provider will resolve the complaint without undue delay, no later than 30 calendar days from receipt. The User will be notified of the complaint resolution result by email.
15.3. The parties agree to resolve all disputes arising from or in connection with these Terms primarily through amicable settlement. If an amicable resolution cannot be reached, disputes shall be decided by the competent courts of the Czech Republic at the Provider's registered office.
15.4. If the User is a consumer within the meaning of Act No. 634/1992 Coll., on Consumer Protection, they have the right to out-of-court resolution of consumer disputes. The body for out-of-court resolution is the Czech Trade Inspection (www.coi.cz). The consumer may also use the online dispute resolution platform established by the European Commission at ec.europa.eu/odr.
16. Changes to Terms
16.1. The Provider reserves the right to change or supplement these Terms at any time. The User will be notified of each change through a Platform notification and email to the registered address at least 30 calendar days before the changes take effect.
16.2. If the User does not agree with the changes, they are entitled to terminate the agreement on the effective date of the changes. By continuing to use the Services after the effective date of the changes, the User expresses consent to the new version of the Terms.
16.3. Previous versions of the Terms are archived and the User may receive them upon request.
17. Governing Law
17.1. These Terms are governed by the legal order of the Czech Republic, particularly Act No. 89/2012 Coll., the Civil Code, as amended.
17.2. If the User is a consumer residing in another EU Member State, they cannot be deprived of the protection afforded by the mandatory provisions of their country of residence under Regulation (EC) No. 593/2008 (Rome I).
17.3. Any conflicts between these Terms and the provisions of an individual agreement entered into between the Provider and the User shall be resolved in favor of the individual agreement.
18. Force Majeure
18.1. Neither party shall be liable for failure or delay in fulfilling its obligations if caused by force majeure circumstances. Force majeure includes, in particular: natural disasters, pandemics, armed conflicts, terrorist attacks, government measures, embargo, cyber attacks on infrastructure, power outages, or telecommunications failures that are beyond the reasonable control of the affected party.
18.2. The affected party is obliged to inform the other party without undue delay about force majeure circumstances and their expected duration. If force majeure circumstances persist for more than 90 days, either party is entitled to terminate the agreement without penalty.
19. Severability Clause
19.1. If any provision of these Terms is found to be invalid, ineffective, apparent, or unenforceable, this fact does not affect the validity and effectiveness of the remaining provisions. The invalid, ineffective, or unenforceable provision shall be replaced by a provision whose purpose and economic meaning corresponds to the original intent of the parties.
19.2. The same applies if a gap is found in these Terms that was not intended.
