Security deposit interest calculator: how to calculate accurately

Do you need to calculate interest on a security deposit under a lease? The basics are the amount of the deposit held, the period you are calculating for, and the interest rate agreed in the contract. For accuracy, work with exact start and end dates and use the same rounding method throughout. If the tenancy was extended multiple times, split the period into segments and add up the interest for each segment.

When settling the interest, prepare a summary: initial and current deposit amount, period, rate, calculation method, any deductions, and the final amount to be returned. If the deposit changed during the tenancy, calculate each change separately and combine the results. For easy auditing, store the output together with the contract and payment records, for example in the document records in Grento.

How is interest on a security deposit for an apartment calculated?

Start from the deposit amount, define the period, and use the rate set in the contract. Calculate the interest for that period, ideally with consistent rounding throughout. If the amount or rate changed, split the time into segments, calculate them separately, and add them up.

What interest rate should I use to calculate deposit interest?

Primarily follow what is agreed in the lease. If the contract does not specify the method, choose an approach that is verifiable and appropriate to the situation. Apply the same logic to the entire period and document it continuously in the settlement notes.

How to handle deposit interest when partially returning or topping up?

Split the calculation into parts based on the date the deposit changed. For each part, use the corresponding deposit amount and the applicable rate. Calculate the interest for each part separately, then add them up. This gives you a clear and defensible settlement.

How to account for damage and debts owed by the tenant?

First, calculate the interest on the deposit for the selected period. Then include deductions for documented debts or damage in the settlement and explain them in the report. The remaining deposit and interest after deductions make up the amount to be returned. Support everything with documents and payment records.

How to document the result of the calculation?

State the deposit amount, the period from when to when, the rate used, and the chosen calculation and rounding method. Attach an overview of deposit changes, deductions, and the final total. Store the records together with the contract and payment confirmations so the result can be easily verified at any time.
