Naše kalkulačka úroků z kauce řeší přesně tuto situaci: zadáte výši kauce a období s úrokovými sazbami a okamžitě dostanete vyúčtování úroků dle všech pravidel českého práva. Hodí se pronajímatelům i nájemníkům, realitním kancelářím, správcům nemovitostí i právníkům.

Interest on the security deposit: how to calculate it and what affects the result

Interest on a security deposit is usually calculated from the deposit amount, the annual rate and the period it was held by the landlord. The method can be simple interest or follow how the bank credits interest on the account where the deposit is kept. Check what your contract says. In the calculator, enter the amount, the annual rate and the term to get an indicative result. Rounding also affects the final figure.

If the deposit amount changed during the tenancy, or part of it was used, split the calculation into separate periods. For each period, use the current amount and duration, then add up the results. When the deposit is returned mid month, apply a pro rata share by days or months according to the agreement. It is important to have records of dates and movements.

To avoid disputes, specify in the contract the interest method, the crediting frequency and how changes to the deposit are handled. Careful records of tenants, contracts, payments and documents make the settlement much easier. In Grento you can easily keep an overview of tenants, contracts, payments and unit documents, so you have the data in one place and can trace the interest calculation without confusion.

How is interest on a security deposit calculated in practice?

It depends on what you agreed and where the deposit is held. It may be simple interest at a fixed contractual rate, or interest credited by the bank on a dedicated account. The base is the deposit amount and the holding period. Adapt the calculation to the agreed method and rounding.

How much is the deposit interest and what is it made up of?

The amount depends on the agreed annual rate, the duration and any interest crediting method. If the deposit changed during the tenancy or was partially used, calculate each period separately and sum the results. Use a calculator for guidance, and follow the contract for the final approach.

How do I calculate interest on the deposit if the tenancy ends early?

Take the agreed annual rate and pro rate it for the period from the last settlement to the deposit return date. Whether you count by days or by months depends on your agreement. Attach a statement of movements on the deposit account. A transparent calculation saves both sides time.

What if part of the deposit was used for arrears or damage?

Calculate interest on the current deposit balance in each period. The day the amount was used reduces the base for further calculation. In the final statement, list the use of the deposit, any outstanding items and the calculated interest separately to make the result clear.

Should deposit interest be calculated daily, monthly or annually?

Set the method in the contract and stick to it for the whole period. Daily calculation is more precise when there are changes within a month, monthly is easier to check. If the deposit is in a bank account, also follow how the bank credits interest. Consistency and auditability are key.
