Rental Handover Protocol

Interactive checklist for handing over an apartment between landlord and tenant. Fill in, print, and sign.

Why the handover protocol matters

The handover protocol is the most important document for a landlord right after the lease itself. It captures the exact condition of the apartment and meter readings at handover - enabling fair determination at lease end of what is normal wear, what is tenant damage, and what the actual utility consumption is.

Without a protocol it is hard to prove the condition at handover. This usually leads to disputes over deposit refunds - the tenant claims damage pre-existed, the landlord says the opposite. The court has nothing to base a decision on.

Recommendation: Always add photos (typically 20-40), archive them with the protocol. Sign in two copies, one for each party. At the end of tenancy, do a second protocol with the same items.
