Rent Estimate Calculator

How much should you charge for rent? Estimate market rent by location, size and property condition.

How to set the right rent price

A well-priced rental is key to renting quickly without vacancies. Too high a price means the property sits empty - every month without a tenant costs you a full month's rent. Too low a price cuts into your long-term returns, and it is hard to raise rent for an existing tenant.

Key factors: location (most important - up to 50% difference within one city), size and layout, property condition (after renovation prices are 15-20% higher), furnishing (furnished gets 5-10% premium), floor and lift, parking and balcony.

The best strategy is to compare 5-10 current listings of similar properties nearby. Our estimate is a solid starting point. For detailed market analysis use our rental price map.

Rent calculation: how much to rent out the apartment

The rent estimate is based mainly on location, layout and the condition of the apartment. Also consider furnishings, the building’s technical condition, floor level and transport access, which affect demand. After an initial calculation, review current listings in the immediate area, compare places with similar size and fit out, and remove price outliers. Note how long listings stay active, and seasonality. These steps will help you set a realistic price range.

Always communicate the price in a structured way. State the rent for the use of the apartment separately from the advances for services and utilities, which are usually settled based on actual consumption. Clearly describe what is included in the price and what the tenant pays directly. Factor routine management and wear and tear of the fittings into the rent. List the security deposit separately, it is not part of the rent. A transparent breakdown increases trust and comparability.

Fine tune the price by testing demand. Start in the middle of the estimated range, track the number of responses and adjust the price according to interest. A quality listing, better photos, minor repairs, adding basic furnishings or a flexible move in date often boost attractiveness. Once the lease is agreed, you can use Grento to record tenants and contracts, track payments and send reminders, so you keep the entire rental organized.

How to calculate the rent for an apartment

Consider location, size and layout, the condition and equipment of the apartment and the building. Compare with similar listings nearby, ideally normalized per square meter. Adjust for pros and cons such as a balcony, elevator, parking or noise. For comparison, separate rent from services and utilities. Treat the result as a range and validate it with market response.

What to include in rent and what in services and utilities

Rent is the payment for using the apartment. Services are for example water, heating and waste collection, utilities are electricity and gas. These items are usually paid by the tenant as advances with subsequent settlement, or by transferring accounts to the tenant with the suppliers. In the listing always separate rent and advances and describe how settlement works.

Why does the rent calculator show a different price than competitors

Calculators rely on average data and cannot fully reflect the specifics of a particular apartment. Photos and presentation, floor and orientation, building condition, balcony, storage, parking, street noise or the move in date can make a difference. Treat the result as indicative and refine it by comparison and demand testing.

How much should I rent a property for when starting out

Use a calculator for orientation, review current listings nearby and verify interest in similar apartments by phone. Prepare the property, clean up and fix small issues, set clear conditions. Set the price in the middle of the range and watch the response. If interest is low, improve the presentation or adjust the price slightly.

When and how to adjust the rent

Review the price when the market changes significantly, after renovation or when demand does not meet your expectations for a longer period. During an agreed lease follow the contract and applicable rules, handle changes transparently with the tenant. It is practical to assess the market before each renewal or new contract.
